Lago Vista is a 135 acre lakeside and creek side community. The community is designed for families to enjoy the pleasures of a relaxed vacation lifestyle at home everyday. The beautiful lake will provide unprecedented waterskiing, fishing, swimming and other recreational activities in South Texas. The community has a lighted fountain accenting the main entry with a club pool, sports court and an event pavilion.

LAKE: A 19 acre lake, 2230' x 275' x 8' deep. The shoreline is designed with a gradual slope to eliminate erosion and wake backwash to provide for smooth conditions. One hundred trees are planned to landscape the lake and park areas for aesthetics and windbreak. A 6" water well will fill and maintain the lake's level with non-potable water. Also, the subdivision is engineered to catch run off from surrounding properties to a capture ratio of greater than 3:1. The lake will provide a regulation slalom course, common dock area, boat ramp and extensive park features.

LOTS: 52 waterfront lake lots ranging from 70' to 150' wide by an average 200' deep. Only 15 waterfront lots will have waterskiing privileges with a cove for a backyard boatlift. The other 49 waterfront lots will have non-power boating privileges on the lake. 96 ranch lots will be offered from 1/2 to over 1 acre. The majority of these lots are located on safe and tranquil coved roads, most with Oso creek views.

DEED RESTRICTION: The subdivision will be highly restricted to protect the long term value and quality of living. Homeowner's Association and Architectural control committee will regulate and enforce all restrictions. Waterfront lots will require a minimum of 2500 s.f. for one story or 2500 s.f. for two stories with ground level of at least 1400 s.f, homes on Oso Parkway South minimum square footage 2800. Non-lake lots will require a minimum 2300 s.f. for one story homes. Two story homes will require 2400 s.f. with at least 1100 s.f. on the first floor. Landscape restrictions are designed to insure the quality and autistic value of the master planned community.

SCHOOL DISTRICT: London ISD, Tuloso-Midway ISD

STREETS: Streets will be one and half inch hot mix asphalt with curb, gutter, sidewalk and storm water drainage.

UTILITIES: Municipal water, individual wastewater systems, southwestern bell telephone cable and gas.

ASSOCIATION DUES: Quarterly dues will be required to maintain the lake, parks, and entry. The Lago Vista POA will assess the fees. The fees will start at $50/month for waterfront lots and $30/month for ranch lots.

ECOLOGICAL IMPACT: Only inboard motors will be allowed on the lake to provide contained engine compartments and below water exhaust systems to protect against water contamination and noise levels. (An inboard motor will produce a noise level of 60 dB at 100 feet. In comparison, a normal conversation at 5 feet is 60 dB.)
